| Scope | Site and Shell Birdgroup was contracted by Cadence Capital to do their site and shell in Mission Viejo, CA. We took an existing 25,000 Sqft previously grocery store which had been subdivided into multiple tenants. We did a complete façade throughout the shopping center, we raised the roof, did a complete new electrical service, complete new ADA upgrades throughout entire shopping center and new landscape throughout the shopping center. We worked with their existing building foot print and added 10,000 Sqft of mezzanine and created a 7,000 Sqft outdoor garden center out of the inland retail space. This project had a lot of challenges as it related to the city, there was significant structural changes. Birdgroup deliver and accelerated the construction schedule and account for those changes without affecting the delivery and opening date.In conjunction with that Marguerite Shopping Center we did several other Design Built T.I.s in order to prepare the entire 25,000 Sqft grocery space available and vacant. One of the vacant subdivisions was Leslies Pools Supply who used to be in the grocery space, they were in a 7,000 Sqft space. We moved them to an adjacent space. Leslies they wanted 4,000 Sqft for their new store but were given an extra 2,200 sqft building addition per the landlord, Birdgroup made them a turnkey Leslies space. |
