Our team can work through a variety of Delivery Methods, including Design-Build, Competitive Bid, Construction Management At-Risk, Negotiated, and Cost Plus. Regardless of method, we are your collaborative partners in construction.

Delivery Methods
Cost Plus
When we operate under a Cost-Plus construction contract, the owner pays for the subcontracts and materials, plus a fixed agreed upon contractor fee to cover Birdgroup’s overhead and profit. Cost-Plus is open book, offering the client complete transparency through an enumerated list of each cost for the project to be available for the project owner, including subcontractor numbers and their overhead and profit. This ensures that our owners are never left in the dark when it comes to evaluating the most cost-effective, goal-oriented solutions for them.
Negotiated
Through a Negotiated contract, cost and schedule guarantee are determined in a lump-sum contract, before boots are on site. When the project design is complete, the final construction costs are Negotiated by Birdgroup as the General Contractor through bids from subcontractors on various scopes of work. Our team at Birdgroup is directly responsible for negotiations of this contract and its fulfillment.
Construction Management At-Risk
Construction Management At-Risk (CMAR) is a delivery approach in which Birdgroup acts as an owner’s consultant. The owner will rely on Birdgroup to manage all contract awards, material procurement, cost, and construction schedules. We use our relationships with qualified subcontractors to complete your project efficiently through single-source accountability. The final construction price is the sum of the CMAR’s fee, the subcontractors’ bids, and allowances. The owner will not pay more than the previously determined Guaranteed Maximum Price (GMP). A CMAR may be preferred over design-build if the owner prefers collaboration, but needs more consultation and guidance from Birdgroup.
Competitive Bid
The Competitive Bidding process directs responsibility for each construction stage through a competition-based contract by the owner. This is open to the public and creates a bright line between design and build. This Delivery Method is the direct opposite of Design-Build, segmenting each phase of the construction project and because of this can result in fragmented streamlining and susceptible to multiple change orders. Owners may choose a competitive bid delivery method if they are looking for the lowest possible price.
Joint Venture/Development Partner
At times, Birdgroup will be offered a Partnership role in a large project. In this instance, our organization will partner to Joint-Venture on a project, making the work force twice as powerful and easing the ability to get your project done effectively while utilizing a team you trust.
Prime to Prime
Birdgroup will be working as a sub-prime for another Construction Manager or General Contractor on a multimillion-dollar project whereas the lead firm sees Birdgroup as a resource to zero in on task-specific, Design-Build scope or Tenant Improvement component of the larger project as a whole.
